Maybe the agent is just taking the extra time to make sure the photos are worthy of a 1.2 million listing?

There's no photo, perhaps because the house does not exist. The square footage is listed as "0"

Far to often this is the norm. Everyone needs to be told that Pictures from Digital Cameras are…FREE! Take a lot more than you think that you need and then take the best ones to put online. Don't just stop there with your online marketing…but baby steps first.
That Sawbuck Realty logo is just awful. Prior to visiting the site I wondered if the giant X meant there was supposed to be a photo there. Then I wondered if it was a real company or if you just use it to display listing results without giving away the real brokerage.
After Googling them I now I know it's a real company and they use the X in branding their maps etc. It still doesn't make it any less awful and I saw that, more or less, from a consumer point of view.
Anyway, agents are photophobic. It could be worse… Recently my MLS bumped the photo limit per listing from 10 to 18 photos. One of the agents adventurous enough to try it couldn't think of what to take pictures of so we now have 8 pictures of zoomed in hardwood floors, crown moulding and the like.
Be careful what you wish for!
Maybe I'm just naive but I STILL don't get this mentality. On a $1.2 million listing I'd go as far as hiring a professional to help out with photos. This isn't the days where in some neighborhoods, homes went under contract within hours of listing on the MLS. If MY name is on it, it doesn't go anywhere without PHOTOS. I'm just sayin'!
I know a local broker who still uses black and white flyers with nothing but text. Cheap or lazy? Neither. His philosophy is that he doesn't want to give it all away. He wants people to come and view the property.
I'd say he's wrong, but last year he closed 19 transactions. I've got to respect that. Maybe he knows something I don't know. I'd be a fool to ignore him.
